Markets stand ready to deliver

Article Abstract:

There is a large supply of industrial land earmarked for development in the UK, with demand at its greatest along the M1 and M6 motorways, linking London to the industrialised North of England. It is estimated that available industrial floorspace across Britain totals some 160 million sq ft. Outstanding demand in England and Wales is put at around 58 million sq ft. An analysis of industrial and commercial land supply is presented.

Facing up to the future

The North Wales industrial property market owes much of its success to the Welsh Development Agency (WDA). The WDA has been running a sales programme for four or five years, and the North Wales division of the WDA almost has a waiting list of investors now. Two industrial estates dominate the letting market. They are located in Wrexham and Deeside.

Retail property in North Wales is varied. The most important coastal retail centre is Llandudno. Rents there have been rising since 1990, according to Simon Simcox of Simon Simcox and Co. The second most important centre is Bangor. Rents should start rising again there, following years of static growth.
