A game of patience

Article Abstract:

The British government's planning policy document PPG 13 has received a subdued greeting from the industrial and distribution sectors of the property industry. It is expected that a period of uncertainty will follow while local planners examine the document and decide whether they must reassign land for industrial and distribution uses. The objectives of PPG 13 are discussed in the context of greenfield and brownfield development.

Waiting for the heavyweights

Article Abstract:

There is a glut of empty, large office buidlings in London's Hammersmith, with a shortage of large occupiers. Owners of new office blocks are turning smaller clients away, preferring to let the buildings whole. Some agents are reluctant to let on a floor-by-floor basis until they are sure that the property market is moving upwards. An overview of the office market in Hammersmith is presented.

Refusing to pay the price of success

Although the South Wales market for industrial property is recovering, occupiers are not keen to pay present prices. Viable development requires rents of over 4.75 per sq ft, according to Anthony Jenkins, senior surveyor at King Sturge. However, older units high up the Cardiff valleys are reaching the end of their lives and are very hard to sell.
