Setting off a chain reaction

Article Abstract:

There is a severe shortage of new office buildings in Bracknell, England, which in the early 1990s was suffering a serious oversupply. At present, there is 26,010 sq mt on the market, of which 9,455 sq mt is under offer. There is unpredictable demand for distribution and industrial space, with take-up since the beginning of 1996 at around 4,359 sq mt. Wokingham, England, has benefited from a lack of office buildings in nearby towns, and there have been very high take-up levels recently.

Waiting for the green light

Article Abstract:

The retail property market in Newbury, England, seems set to be given a boost by the Parkway shopping development. However, this may be threatened by plans for an out-of-town development by Helical Retail, which has obtained permission for a 10,684 sq mt retail park. The town's economy is very strong, but demand for office space has declined since the beginning of 1996. This is because the large companies which dominate the local market are starting to make more efficient use of space.

Pouring oil on troubled waters

Article Abstract:

The real estate market in Leamington Spa, England, is affected by a shortage of space in nearby Birmingham. Land is being made available at Warwick Technology Park by Warwickshire County Council. There is uncertainty over demand for office space in Leamington Spa which has also affected plans to build offices near Warwick. There is more demand for industrial space, and Wells Soft Drinks is seeking a site of 23 acres for a distribution project.
