Negotiating lease provisions: turning pitfalls and problems into opportunities and value

Article Abstract:

Companies which regularly lease facilities must formulate techniques and contracts that can protect the lessee. Suggested initiatives include the development of a standard corporate lease contract and lease riders and the centralization of lease negotiation activities within the corporate real estate department. This department shall be responsible for agreements, negotiations and accurate documentation. An effective lease negotiation strategy should insure against leasor acts with potential to damage lessee business and rights and establish lessee control over leasor's acts.

Shared services: a business strategy for increasing shareholder value

It is possible to boost customer satisfaction and reduce costs by adopting a shared services approach, in which transactional operations such as human resources and accounting are consolidated. Shared services can bring economies of scale which can produce a workforce reduction of 30% or more.
