Off the pace

Article Abstract:

Fund managers continue to be interested in real estate as part of their investment portfolios, but attitudes towards it have changed. Fund holders are interested in optimisation of their portfolios rather than expansion, so their interest in property relates to its performance. Property now forms less than 10% of portfolios, compared to 20% in the 1970s, due to its recent lack of performance and its lack of liquidity. Some smaller fund holders are leaving the property sector as large investments are currently seeing the best performance.

Leading UK property companies are varying considerably in their approach to operations in continental Europe. Slough Estates and Hammerson, for example, have decided to try to establish a strong presence there, while Brixton Estate and MEPC are to withdraw from Europe and concentrate on activities elsewhere. Even though these companies are taking different approaches, their main concerns remain the same. These include critical mass, focused investment and management time.
