Article Abstract:

The property market in the south-east M25 area is still experiencing problems caused by recession, and it will take some time before a full recovery is underway. However, infrastructure improvement and central and local government programmes are making the area more attractive to property developers. At present, there is only 91,216 sq ft of office space under construction in the area, down by 60% from the level of 1994. There has tended to be much less speculative development in this area than in other parts of the M25.

Don't all rush at once

Article Abstract:

The M25 to the south west of London, England, was a boom area for the real estate industry in the late 1980s only to be affected by recession in the early 1990s. Recovery is underway by 1995, and this quadrant has recovered faster than other parts of the M25. Supply of office space is dwindling and the market for secondhand office space is improving, unlike developments elsewhere in the M25. Caution is still exercised by investors which should benefit the area in the longer term.

A market full of contrasts

Article Abstract:

The property industry in the area covered by junctions 25-31 of the M25 is seeing very mixed trends. There is still strong developer and occupier interest in strong centres such as Harlow and Hatfield, while Thurrock is a key industrial and distribution centre but has no large office developments. This market diversity has allowed the area to withstand the difficult conditions of the recent recession.
