Orange County: Office Vacancy Rate Declines as Space Absorption Accelerates; Market Will Tighten Before New Wave of Space Hits in Late '85

Article Abstract:

During the first half of 1983, Orange County, California had a one-fifth vacancy rate, or about six million square feet of unoccupied space. Conditions improved somewhat in the second half of 1983. A recent survey of the area predicts that the northern part of the county will have an unprecedented tight market soon. Average 1983 monthly absorption levels were at twenty five thousand square feet. Late 1985 will bring about one and a half million square feet on the market. The plans for the Anaheim City Center are highlighted.

Survey Finds Certain Patterns Last Year

Article Abstract:

A network of real estate brokers has recently released its survey of real estate for some fifty markets which features some rental rates and average sales prices. 1983 was a transitional year foror real estate. Business activity is growing, and urban markets are making a comeback. New America Network Incorporated points to two considerations in the use of a great level of vacant space: major corporation's new lease agreements, and the growth of high technology and other white collar enterprises.

Article Abstract:

A survey of real estate in all categories is presented. Because leasing has picked up in the downtown area, fears of commercial office space are being voiced. Yet the 9.5 per cent vacancy rate is still twice the low four per cent seen in 1982. Several new projects are planned. One forecast shows that prime office space will be gone in fifteen months. Classes one, two and three real estate categories are reviewed. Photos are included. Numerous reports on projections are included.
