Out-of-town leisure can still shine

Article Abstract:

There is a finite end consumer market for out-of-town leisure parks in the UK. However, this does not mean that investors should avoid out-of-town leisure investments. Indeed, the extremely interventionist government policies that could pose a threat to this form of investment could actually protect it. The government is creating insurmountable barriers of entry for potential investors by restricting the supply of out-of-town leisure parks. Investment opportunities should be regarded favourably, especially as the market will eventually become exclusively secondhand.

Liquidity and property

Article Abstract:

Property has become problem area for many investment portfolios, with property investment being particularly troubled by lack of liquidity, according to Christopher Jonas, speaking at a recent FIABCI seminar. Many investment funds are now starting to analyse the real risks and costs of owning property directly, and are seeking ways of remaining exposed to the property market while avoiding these costs. Possibly the best way to proceed is through the shares of listed property companies.

How to attract pension funds

Article Abstract:

UK pension funds have tended to disinvest from the property sector over recent years, and this is one factor preventing an improvement in confidence in the sector. Some pension fund managers are deterred by the inflation-heding effect of property, and many are unwilling to see property as having diversification potential. Property is also seen as an unfavourable investment because of its lack of liquidity.
