Pay-for-performance compensation for real estate groups of commercial banks

Article Abstract:

The real estate divisions of commercial banks had to go from originating loans to foreclosures and workouts following the collapse of the real estate market in the late 1980s. This follows the bumper years of the early-and-mid 1980s when business was so strong that real estate groups of commercial banks were generating huge volumes of loans that in turn led to record profits for the banks. An indicator of tough times is that many banks are still trying to sell off foreclosed properties.

The replacement property in a deferred exchange; the tax element of deferred exchanges leads otherwise cautious property owners into unwise transactions

Article Abstract:

Deferred property exchanges entail a contract for sale of the relinquished property and the earmarking of the proceeds from that sale to the acquisition of a new property, the replacement property, the exchanger will receive in exchange for the original property. Owners must identify the replacement property in a timely manner as they have but 45 days to chose the replacement property and only 180 days to close the deal.

Divorce and the tax-free rollover

Article Abstract:

The tax-free rollover law was enacted in 1951 and enabled those individuals who sell one residence and move into another more costly residence within two years to obtain a tax-free rollover on the sale. There are many pitfalls when married couples have tried to utilize this law when they have gotten divorced during the 1970s through 1990s. Actual cases and their outcomes are included to illustrate these pitfalls.
