Article Abstract:

The speculative construction of industrial units in the North East has been profitable, with rents achieving 4 pounds sterling per sq ft. There is a difference between the price of land within the Enterprise Zone which costs more than land outside. The vacant Siemens building has been taken temporarily by Orange, the mobile telephone company, whilst their own building is being built. Eight new industrial and distribution developments are being built or are due to start in the North East of England. The area benefits from having good road links and plenty of workers in the vicinity.

Investors start to assemble

Article Abstract:

Some observers report the institutions are becoming more interested in investing in industrial buildings. Many investors are looking towards the North West of England to find investment property. The institutions usually prefer buildings with require no management but which have one occupier on a lengthy lease. To take advantage of stock in the North they have to compete with property companies, in both the new and secondhand market. Manchester, England, offers good investment opportunities as demand for property from industrial occupiers remains high and rents continue to rise.

Supply on demand

Article Abstract:

Many local property agents report a shortage in supply of good quality industrial buildings and warehouses located in and around Manchester, England. There is some concern many occupiers would have to move out of the area if they chose to relocate to new premises. Merseyside, England is becoming a poplar relocation site particularly as it offers financial incentives and cheaper land prices. Some observers point out even the 1 million sq ft of speculative industrial buildings which have been built, in the Manchester area, will not satisfy demand.
