Article Abstract:

The city of Manchester, England, is much larger than Leeds, England, its nearest rival, and will therefore always dominate economically over Leeds. Office tenants in Leeds regard Manchester as the most important threat to the city as a business centre, while occupiers in Manchester see London, England, as representing the most serious threat. The industrial property market in Leeds will always be behind that of Manchester because of geographical factors, and commercial growth in Leeds is being restricted by transport problems. However, the leisure property sector in Leeds has seen significant growth.

The location of business parks in the UK has traditionally been dictated by car access, but this may change as a result of the government's new emphasis on public transport, according to MEPC director Gavin Davidson, one of a panel of property professionals assembled by Estates Gazette to discuss the prospects of the next generation of business parks. Mike Slinn, from transport concern MVA, believes that the government will push business parks towards transport nodes. Brian Moriarty of IBM believes that some sectors must be regarded as car-borne industries.

Article Abstract:

The Salford Quays area of Manchester, England, suffered from a poor take-up of office accommodation in 1996. However, this situation is set to improve as the Metrolink is extended to run from the city centre to Salford Quays. A number of large projects are planned, including the 127 million pounds sterling Lowry Centre and the Imperial War Museum. This has encouraged Peel Developments to plan the construction of around 92,900 sq mt of office and residential space.
