Scrap over brown land

Article Abstract:

The North West of the UK has a large amount of derelict and vacant land and buildings. However, this does not mean that all, or even most, of the future development land requirements in Greater Manchester, England, can be met by redeveloping previously used land. Research indicates that there are significant disparities between different districts within Greater Manchester, along with substantial variation within districts in the different categories of land classification. Some sites have remained undeveloped for more than 10 years, indicating that they may not be easily developable.

Article Abstract:

The local authorities in Southwark, London, were heavily criticised for their redevelopment plans for the borough. By ensuring development was not focused in one area they have made a much larger regeneration area. House prices in the area have increased by 48% since 1996. The authorities have concentrated in bringing tourists to the borough as the manufacturing industry closed down and many of the offices were of old designs. It is possible a new underground railway line will be built from the East London Line to the new Jubilee line. which will improve transport links.

Improving thoughts

Article Abstract:

The Joseph Rowntree Foundation, which has extensive experience in urban regeneration, believes that there are a number of key issues developers should address when becoming involved in urban regeneration. These include gaining an understanding of disadvantaged areas, ensuring that residents are fully involved in regeneration, establishing a strong neighbourhood focus and aiding community regeneration organizations. The foundation is working with the government to identify the best approach to regeneration.
