Single-tenant properties add stability to real estate portfolios

Article Abstract:

Pension fund investors should consider the worth of single-tenant properties when making investment decisions. Arguments in favor of such investments include the certainty of cash flow with no short-term risks and the value of portfolio diversification. Single-tenant properties are a good long-term capital growth investment. Some factors to consider when seeking single-tenant investment opportunities include location, lease terms, creditworthiness of the tenant and the alternate use convertibility of the property.

Underwriting and valuing co-op debt and equity

Article Abstract:

Cooperative housing has gained popularity over the past ten years for several economic and convenience reasons, although certain problems for lenders have come to light. Valuation techniques have not changed, even though cooperative apartments require special accounting. A co-op conversion will go through five stages from straight rental to the fully sold-out value. Both debt and equity must be considered in the valuation of such housing.

Investing in contaminated real estate

Investors have been understandably reluctant to invest in contaminated properties. But regulatory agencies have made their remediation standards and requirements more flexible, and a market for contaminated properties is emerging. Such properties can provide substantial returns. Information that investors in contaminated property should consider is presented.
