Local agents point out the authorities in Brighton, Sussex, England, have not made travelling to the town easier by their policies to cut road congestion. Yet Brighton remains a popular destination for shoppers. The town is suffering from insufficient space for office development. Some agents confirm companies have to look outside Brighton for a vacant office on a business park. A number of local firms are hoping receive funding from the European Commission if the UK government is in agreement. Unemployment in the area is higher than the national average of 2.3%, at 6.3%.

Speculative stand-off

Some 118 million pounds sterling is going to be invested in Romford, Essex, England, town centre. The new development will include a health club, cinema and a large supermarket. Demand for retail space is strong despite competition from both the new Bluewater and Lakeside shopping centres. Two speculative industrial developments in Basildon, Essex, England, are proving hard to let despite the demand for space in the town. Local agents suggest the long leases are deterring occupiers who are looking for shorter leases. The demand for office space, in Basildon, is fairly slow.

A tight squeeze

Article Abstract:

Local property agents are very worried about the lack of office space in Edinburgh, Scotland. The last grade-A space was let in 1998 for 23.50 pounds sterling per sq ft. It is anticipated grade-A rents could achieve as much as 25 pounds sterling per sq ft if there was any available. Some agents suggest other areas of the city will become more popular with office occupiers particularly with the possible introduction of a rapid transport system. Other agents forecast financial services businesses will not require as much space in the future.
