Article Abstract:

A new 190,000 sq ft speculative office development for Birmingham, England, is being considered by the planning authorities. The development will cost some 75 million pounds sterling and will provide much needed offices in the city centre. The demand for high quality offices in the centre of Birmingham has been suffering from competition with the large new development, Brindlyplace, built on the city outskirts. Some observers have pointed out about 90% of offices in the city are not of the best quality. Residential developers are buying sites which would have gone to office developers.

The situation concerning the uptake of prelet office accommodation in Bristol, England, varies according to the location. Occupiers will commit to prelet properties in the centre of Bristol but not in North Bristol. This situation may be due to the fact that clients wanting city centre properties are often in sectors where future growth patterns are predictable, whereas occupiers in North Bristol are in the less certain new technologies. However, there are very few vacancies in North Bristol and some developers are proceeding with speculative developments.

Nice to get away from the rat race

Companies are not flocking to Hertforshire to set up office as was once hoped by agents in the area because the M3, M4, M25 triangle is still a preferable location. Good quality office accommodation is hard to find in towns such as St. Albans and Cheshunt whilst used properties are in good supply. London Liverpool Street station is only 20 minutes away via the train, and road networks are good because of the immediate access to the M25.
