It is important to attempt to spot trends with an open mind, according to property firm Marylebone Warwick Balfour Chief Executive Richard Balfour Lynn. He states that he is attracted to running property-related businesses, using the property to produce higher-than-average returns. He believes that more and more people are seeking a change in the basis of property companies and in the way property is valued. He anticipates that Marylebone Warwick Balfour's future will be very exciting.

St Modwen Properties is a public company, but still has the atmosphere of a family firm, according to chief executive Anthony Glossop. This approach has assisted it in gaining joint-venture partnership work with local authorities and the MOD. It takes a very cautious approach, which means that it rarely puts in the lowest bid when tendering for work. However, it often wins work on the rebound. Glossop is not strongly in favour of PFI, and this could be why the company has not yet won a government office project.
