Taking up the challenge

Article Abstract:

The Watford, England, commercial and industrial property market is one of the most over-supplied within reach of the M25 motorway, but take-up figures are improving and there is lack of supply of new space in the town centre. In 1994, there was 185,717 sq ft of office space let in and around the town and local agents expect to improve on this in 1995. A key force behind the improved take-up figures is Kumagai Gumi and Ranelagh Development's Central Park, where pub operator J.D. Weatherspoon has taken 25,200 sq ft of space. An overview of the commercial and industrial property market in Watford is presented.

Fast track v slow lane

Article Abstract:

Stevenage, England, is trapped between the remnants of badly-designed 1960 retail schemes and the technology of the 21st century. Its commercial property market reflects the change, with international occupiers including IBM, Glaxo and DuPont. The dynamic international sector has resulted in a boom in local requirements, with local companies seeking further office space. However, most occupiers are keen to keep rental prices down, despite the improving market. In contrast, activity in the largely 1960s town centre retail sector is static.

Taking industrial action

Article Abstract:

The focus of the Hemel Hempstead industrial and commercial property market is activity in the distribution and industrial sector. Two speculative schemes are close to full letting, prompting developers and speculators to consider another round of development. Pegasus Properties has acquired a 1.21 ha site in the town and plans to build five units with a total floor space of 52,000 sq ft. An overview of the commercial and industrial property market in Hemel Hempstead, England, is presented.
