The consolidation of REITs through mergers and acquisitions

Article Abstract:

The pace of real estate investment trust (REIT) initial public offerings has slowed, and REIT returns have become standardized, creating a substantial potential for REIT acquisition and merger activity. Institutional property owners' divestments of undesirable properties into REITs will accelerate REIT market consolidation. REITs will eventually face standard market conditions and, therefore, more intense scrutiny by investors.

International investing by real estate investment trusts can be completed through direct investments, partnerships or joint ventures. The real estate and capital sources are available in international markets and specific regulations of the Internal Revenue Service for these investments must be followed. Income can be maximized and stabilized through a diversified investment strategy.

The impact of real estate investment manager mergers: growing industry concentration brings benefits and creates problems

Mergers and acquisitions of real estate investment management firms are completed to increase profits, efficiency, economies of scale and resources. There will be an effect on the relationships between pension plan sponsors and the new merged firm, on the firm's diversification strategy, on the corporate culture and on the organizational structure.
