Understanding hotel market depth

Article Abstract:

Many hotel market areas are experiencing significant room supply increases as new hotel development continues unabated nationwide. The ability of new room supply to be absorbed in these markets has therefore become a primary concern which is affecting the financial viability of both existing and new rooms. Forecasting night room demand has thus evolved into both an art and a science, with the forecaster being compelled to make many assumptions to accurately predict the number of room nights a given market area may generate in the future.

Increasing competition and financial pressure in the real estate market calls for real estate executives who possess skills and knowledge. Executives can improve their grasp of the real estate business by taking courses on real estate management and subjects that are pertinent for effective selling such as marketing, banking and finance, engineering, computers and even second languages. They must also grab opportunities that will widen their experience such as cross-training and continuing travel to make them more competitive.

Current trends in hotel real estate transactions

Article Abstract:

The US market for lodging real estate is in a transitory phase. Real estate professionals in the 1980s have been replaced by new ones. Most of the market participants deal with the real estate industry's health and direction and its effects to hotel investments. A cursory knowledge of the present real estate transaction trends will make one more capable of studying and analyzing hotel real estate assets. Important hotel sales transactions during the first nine months of 1992 were analyzed.
