Why would anyone want to be a landlord? Or a tenant?

Article Abstract:

Innumerable anecdotes by landlords about difficult tenants and by tenants about negligent landlord raise the issue of why anyone would want to be a landlord or, on the other hand, why anyone would want to be a tenant. There are a number of explanations, of which the most plausible might be the different tax rates of the lessor and lessee; a better grasp of how property values are likely to change combined with a comparative advantage of disposing of the property; the lessor's ability to exploit economies of scale in owning property; and, finally, the ability to solve free-rider concerns.

Overview of Florida's real estate market

Article Abstract:

An overview of the real estate market in Florida is presented. The state's commercial market continues with its recovery from the crisis of the early 1990s with the growth of occupancy and rental rates due to increase in jobs and population. As a result of these conditions, new development activity fairly increased during 1997, particularly in the suburban and industrial markets. For 1998, it is projected that the healthy trend of the commercial real estate market will continue.
