The UK's rental housing sector has revived over recent years, and renting is no longer regarded as an inferior option to purchasing a home. This is encouraging investors to purchase property for rental, especially in university towns. Many people are choosing to rent between selling one property and buying another, especially if they are moving from a town to the countryside. Many tenants are seeking greater security, and this is boosting the popularity of premium leases, under which a tenancy is guaranteed for a specified period.

Precaution of paranoia: safety first in new homes

Residential developments with security features are becoming increasingly popular in the United Kingdom. Features such as security guards are more common in US developments, and US buyers are especially interested in this type of real estate in the UK. One home of every 34 in the UK was burgled in 1996, and this rises to one in 13 for Middlesborough, though is only one in 80 in Ipswich. Older people and women are likely to be especially concerned about security.

UK home-owners considering letting their home to American tenants may have to make many changes. American tenants take for granted many features that are generally not found in UK homes, such as screens on the windows, a great deal of storage space and extremely modern kitchens and bathrooms. A home with attractive features located close to facilities such as American schools can be let for as much as 8,500 pounds sterling a month.
