'Requires investigation': the dreaded words that can make a survey valueless

Article Abstract:

Surveyors are often placed in a very difficult situation when requested to make a full survey of a house that a client is considering purchasing. They are sometimes hampered by vendors in their efforts to investigate the property thoroughly, and find that potential purchasers often misunderstand the key issues. Against this background, surveyors' reports tend to contain rather trivial information, and are generally very non-committal. It is important that the potential purchaser pays for specialist investigation of possible problem areas.

Article Abstract:

People buying house for the first time in the UK can face considerable challenges. Prices are rising rapidly, and attractive properties are sold extremely quickly. First-time buyers can often be deterred if the survey reveals structural problems, and estate agents may have to spend a lot of time reassuring them. However, first-time buyers now seem to be more knowledgeable about mortgages than they were in the past, as they have improved access to information designed to assist them in making the right decision.

Hard lessons to learn about house moving

It is very important that parents with children make extensive inquiries about local schools when considering moving house. Above all, they should not assume that they will automatically obtain a place for their children at the nearest school to their new home. Most schools will not consider offering places until the family has actually moved house. Furthermore, it is important not to simply follow the advice of estate agents about school catchment areas.
