The EC and real estate rents in Brussels

Article Abstract:

A significant rent increase in real estate has been observed in Brussels, Belgium, after 1988, particularly during the 1997-1998 period, which was the period marked by the uncertainty of whether the European Community would remain in Brussels or relocate to another European city. In determining the impact of the EC as far as real estate rates are concerned, it was found that any effect was negligible before 1988 and only became significant in areas close to the EC headquarters, specifically at a distance of 3,500 m, after 1988.

Spatial analysis of real estate price bubbles: Paris, 1984-1993

Article Abstract:

A study was conducted on the housing price bubble in Paris, France, from 1984 to 1993 to analyze the spatial mechanism of speculative bubbles. The data considered are transaction prices for each of the 20 districts in the Paris intra-muros. The transactions considered were only those involving apartments which have been sold at least twice. Results show that the speculative bubble has greatly widened the price gap between the most expensive and the cheapest districts.
