Good relations between community management and residents are not only necessary but advantageous as well, since they attract potential buyers. A neighborly manager-resident-employee connection and an attention to referrals are recommended. Inquirers must be welcomed enthusiastically, with many query opportunities and a positive industry language. Residents' demands must be responded to in a timely and sincere manner. On-site employees are suggested to pay for rent and utilities. Managers must be given necessary authority, and those with good performance rewarded. Community programs and letters of appreciation to residents can further strengthen relations.

The estimate for the initial homesite rent level may be based on local market conditions and the calculation of the probable number of leasees coming in each month. The sum of estimate of annual operating cost, debt service and the desired return on investment must also be factored in. The wise lessor would take the middle ground when adjusting rent and make periodical market surveys. Properties with 95% occupancy should have forward pricing.
