Should model homes be locked or unlocked?

Article Abstract:

Manufactured homes retail sales center owners often cannot decide whether or not to lock their display models. Locking models ensures security but could cause appearance problems. Open models invite theft and vandalism, causing owners to underdecorate and consequently provide clients with an inadequate view of the model. A solution may be to open two moderately decorated and fully furnished models where clients can browse by themselves and leave the rest of the models locked until a client wishes to see them. All models should be kept in perfect condition to attract clients.

An owner wanting to sell his business should enlist the services of a business broker with practical know-how of the company's operations or an attorney with marketing skills. Another option for the owner is to sell his business on his own. The first step is to write a complete proposal detailing business practices, financial status, assets, price and terms of the sale. After running the ads, the owner then screens all phone calls. It is also important that the owner withold information on tax returns, profits and losses in the initial meeting with the prospective buyer.

Small-business entrepreneurs have a hard time making their ventures grow because of undercapitalization. Banks and the Small Business Administration (SBA) offer loans but entrepreneurs are often apprehensive of SBA loans because of misconceptions regarding the loan process. One of the important factors in the acquisition of commercial or SBA loans is the preparation of an effective business plan that answers the questions of bankers.
