Debt and development

Article Abstract:

A study has been conducted to examine the incentive and valuation effects of debt financing on land investment. It has been assumed that development should be restricted from occurring until the debt is retired or settled and that by the time the debt matures one of three possible alternatives can be implemented depending on the value of the land at the time of the appraisal. The first alternative is that the debt can be paid and the property developed, or, the debt can be paid but defer development of the property until economic conditions are more favorable, or the third alternative which is to skip payment and abandon the property. Findings have indicated that debt financing may result in land investment policy that can be dynamically inefficient.

Harry Ramsden, high flier

Article Abstract:

The celebrated Yorkshire fish and chip shop, Harry Ramsden's, has expanded since becoming a listed company two years ago. It has now opened a restaurant at London's Heathrow airport and plans further outlets. Heathrow wanted only the best of British stores, so along with a Harrods, it opened a Harry Ramsden's, which is the pre-eminent name in fish and chips. The Harry Ramsden formula for perfect fish and chips is a five point process, involving precise ingredients, secret-recipe seasoning and a special frying method.

Are immigrants favorably self-selected?

Article Abstract:

A study was conducted to analyze alternative specifications of the migrational model that are critical for the issue of migrant selectivity. Conceptual issues concerning the selectivity of migrants were examined. Results indicated a tendency toward the favorable self-selection of migrants for labor-market success based on a higher level of ability. Findings also showed the importance of determinants of the demand for immigrants for international migration.
