UK housing: policy options

Article Abstract:

The UK housing market has seen a drop in both turnover and prices. A number of options have been considered to revive the market, and they include ending stamp duty for real estate transactions. Tax relief may be extended for those buying housing for the first time. This would cost little and would help the bottom end of the market which most needs stimulus. There is a danger that a consumer boom could occur in 1997, and stimulating the housing market could add to this, creating similar problems to those which occurred in the late 1980s..

The UK real estate industry saw some revival from 1993 and commercial real estate was due for a revival in 1995. Rental growth has not occurred in most areas and sectors, though retail warehouses have performed well, as has industrial real estate in Scotland. UK banks have begun to lend for real estate ventures, after a period of reluctance due to the early 1990s recession. Commercial real estate may not see a full recovery due to price inflation and over-enthusiasm of developers in the late 1980s.

Overseas funds buoy up UK market

Article Abstract:

The UK real estate industry is attracting foreign investors, especially from Germany. Interest from German investors looks set to continue in 1995. UK commercial real estate offers long leases, rent reviews which push rents up and relative transparency. Fluctuations in the UK market are to be expected, reflecting its performance in relation to other markets worldwide. The shortage of good investment opportunities in the central London area, England, may encourage investment outside London.
