In the industrial sector, investors are unwilling to come for Cornwall unless there is a supply of space, while developers are unwilling to build unless demand rises.

The West Midlands triangle plays a key role in distribution activities in the UK, and accounts for 43% of the country's high-bay warehouses. However, lettings have declined considerably since their peak of 13 in 1994. Demand for space is currently around 836,100 sq mt, but there are very few large buildings available. However, there is estimated to be 765 ha of potential distribution land in the region.
