Portsmouth, England has had a scheme rejected to build a non-food retail center outside the city. There is concern that trade could be lost to nearby Southampton. The city has good road links. There is oversupply of secondary space in the market for office real estate. Investors tend not to see Portsouth as a center for offices and funding is not easily available. Interest in second hand real estate has increased but the premium end of the market has yet to come alive. There is undersupply of smaller properties in the market.

Actions speak louder than words

Wolverhampton, West Midlands, England, has suffered a loss of retail trade to a new retail center near Dudley. The town is seeking to improve its central retail area and stores will open seven days per week from Sep 1995. The office market is Wolverhampton has seen limited activity and long leases are not common. Demand tends to come from local companies, with Birmingham attracting larger firms. There is greater choice for occupiers away from central Wolverhampton and sites on offer include Wolverhampton Science Park.

Not much room for manoeuvre

Winchester has benefited from an increase in demand for real estate following improvements to the city's raod links. There is a debate as to whether there is enough land to satisfy demand. Some analysts argue that more space is need to boost the Winchester economy and create jobs. Others do not see industrial firms as seeking to relocate in Winchester. There is also concern that existing companies may leave the city with resulting job losses. There is more industrial space in Winchester than retail space.
