Building up a business following

Traditionally the area of Bloomsnbury is associated with the literary sector rather than a business area. The tenants tend to have links with the media industry or universities are attracted to Bloomsbury because they like the style of the buildings. Many of the buildings are being restored to reflect their heritage but landlords often have to overcome a few problems, particularly if the property is let to a number of tenants. Refurbishment often means that space is limited and as larger tenants move away space is being let to smaller specialist tenants.

Distribution companies are vulnerable targets for thefts from industrial estates and delivery vehicles. Such criminal activity can have a severe impact on a company's activities and business interruption claims to insurers reached 201 million pounds sterling in 1994, against 195 million pounds sterling in 1991. Some landlords of industrial estates have installed closed-circuit television and established security patrols but many tenants prefer to take responsibility for their own security.

Redressing the balance

Property markets in the A1(M) corridor have seen extensive changes as tenants have moved out of the area during the recession. The departure of some tenants has left some high quality space available to re-let, but some observers fear that this trend could have a negative long-term impact on the local economy. A shortage of good quality office space is likely to develop, but no speculative building is taking place at present.
