Learning lessons in a new sector

Article Abstract:

It is important to be cautious about institutional investment in the private-rented sector in the UK. Research indicates that there is a shortage of quality private-rented properties at a suitable risk adjusted to net initial yield. It is more efficient to focus on a restricted number of urban locations and managing properties in-house. This approach also offers better value and improves understanding of tenant requirements. There is still a need for better understanding of supply and demand patterns in this sector.

Cardiff bay watch

Article Abstract:

Wimpey Homes is carrying out a development worth 8 million pounds sterling at Cardiff Bay, Wales. The development includes 149 dwellings and will be completed in three years. Barratt is also building homes at this location. Wimpey will have completed its first homes in 1995, and was encouraged to invest in the area due to a recovery in the housing market and permission for the Cardiff Bay Barrage, a project which involves the creation of waterfront.

Residential property prices in Hertfordshire, England, are increasing at a rapid rate in response to strong demand. The area is particularly popular because it has very good road and rail links to the rest of the country. Used properties prices in the area have risen by around 20% since 1996 and typically attract first-time purchasers.
