Threadneedle Property Fund Managers has seen rapid development under managing director Andrew Strang. He had been given permission to ensure that the operation, formed from the merger of the property operations of Allied Dunbar and Eagle Star, reached full potential, and was therefore able to make extensive changes. Fund managers are able to stamp their own personality on the funds they manage, and the company has already gained a reputation for imaginative investment management.

UK property company Benchmark Group has expanded rapidly, and now has market capitalization of 300 million pounds sterling. It has purchased some high-profile properties in London, England, and in 1997 was the UK's most rapidly expanding quoted property company. It has sold more than 22 million pounds sterling of property so far in 1998, mainly to institutions, and plans to sell 40 million pounds sterling of stock in the near future.
