Collateralized mortgage obligations are affected by interest rate changes, economic activity and the cycle of mortgage prepayments. The differences in maturity dates, risks and yields require an investor to vary their investments. The types of risk must be understood by the investor so that each investment can be evaluated.

How rating agencies underwrite assets in securities pools

Rating agencies rate all kinds of secured real estate transactions in the US and abroad. There are also some firms that rate unsecured transactions. Moody's Investor's Service, Fitch Investors and Standard and Poors rate these firms. Due diligence firms offer environmental and construction consulting.
