Article Abstract:

The Royal Mail is changing its property requirements as it moves to edge- or out-of-town automated processing centres. Similarly, the property industry is being presented with new challenges as more private companies compete with the Royal Mail by offering business mail services. Many of these companies are looking to have a central hub where mail is processed and redistributed overnight. Companies seeking new hubs include Business Post, TNT and DHL.

St Albans is a wealthy city, and benefits from being close to London and major roads. However, its property industry does not reflect these conditions because of the lack of available land for development. There is particular concern about the lack of potential sites for industrial and distribution developments. The situation will not improve unless planners take a more flexible approach to protecting the green belt.

The industrial property sector has been performing best of the property sectors in Aberdeen, Scotland, over the last 12-18 months, according to Allan Jack of Chesterton. However, British North Sea oil production will peak in 1995 or 96. This will be unfortunate for Dundee, where oil-related companies occupy 70% of industrial space.
