Article Abstract:

A case in the UK courts found that the managing agents for a shopping centre were responsible for ensuring fire safety precautions were followed, even when other owners were involved. Criminal prosecution may occur which could possibly lead to imprisonment if fire regualtions are not followed correctly. New UK fire safety legislation is due to come into force in Dec 1997. The new regulations clarify the duties of employers and define the concept of the workplace. Some workplaces have special fire safety requirements.

Article Abstract:

Landlord and tenants should carefully consider the implications of achieving early access to leased buildings without ensuring adequate legal protection, for both sides, has been established. Landlords, who are also a tenants, should confer with their own landlords before agreeing to allow a new tenant early access to a property. Once tenants have gained access they may be slow at finalizing the lease agreement. Making a short term lease or drawing up an access letter may prevent such an occurrence.

Article Abstract:

Side letters can be used in leasing laws and contracts, but the parties involved should ensure that they are used within current UK legislation. Side letters to leases do not have to comply with Section 2 Law of the Property (Miscellaneous Provisions) Act 1989 but the parties involved should clarify if a tenant can pass on the provisions made in a side letter. Contract side laws are used to make changes to terms already agreed upon or to make alterations just before a contract is exchanged.
