Local agents in the North of Oxford Street, London, England, suggest that the increase in demand for office space is due to a shortage of office buildings in other locations. Rent levels have also increased to 27.50 pounds sterling in 1997 from 25 pounds sterling in 1996. The area is attracting both corporate companies and those involved with the media. The main attraction of the area is the low rent levels but most agents feel that the area will retain its popularity even if the market experienced a downturn.

Article Abstract:

The demand for retail outlets in Guildford, Surrey, England, is high but supply has been limited, with rental values achieving 170 pounds sterling per sq ft. A new shopping development costing 55 million pounds sterling is planned but will not open earlier than 2001. There is also a shortage of suitable sites for industrial companies in Guildford. The market for office space is buoyant despite the loss of a major tenant which had prelet 150,000 sq ft of space on the Guildford Office Park.

Too much, too late

Local agents suggest demand for office space in Guilford, England, remains buoyant although some speculative development still remains vacant. Some agents admit demand has slowed following the fall in the stock market during 1998.
