Article Abstract:

Local property agents point out the East London area is becoming more popular with industrial and commercial developers due to the good availability of land, the MII extension and the Jubilee underground railway line. The University of East London has a new campus and the London International Exhibition Centre should be competed in 2000. Demand for warehouse space has risen although the market for office space is less buoyant. A one million sq ft distribution park, for ProLogis, is currently being considered by the planning authorities.

There is strong demand for industrial property in Edinburgh, Scotland, and the surrounding area, particularly as efforts are made to expand Scotland's electronic manufacturing base. Property experts are especially pleased that US concern Cadence Design Systems plans to open a research and design facility on a 40.5 ha site in Livingston, Scotland, as they feel that this will attract other businesses to the area. Occupiers are now turning to Livingston because of the shortage of space in west Edinburgh.

There is continued strong demand for industrial property in Hemel Hempstead, England. High quality buildings in particular are being sought by occupiers seeking a positive image. The strength of demand is encouraging developers to construct speculatively. Gazeley, for example, is developing a 5.5 ha site on Green Lane, while Brixton Estate is building two speculative units of 1,938 sq mt and 2,053 sq mt at Maylands Wood. Belgrave Land is constructing speculatively on a 1.8 ha site at Hemel Gateway.
