Effects of the real estate losses of Japanese banks

Article Abstract:

Declines in the Japanese stock and real estate markets along with the surge of nonperforming real estate loans are compounding problems for the Japanese banking industry. However, these present problems can lead to changes in the Japanese financial system that would allow banks to have more leeway in managing nonperforming loans. A market for securitizing loans could also be established so that banks can gain more liquidity. Changes that may come in the Japanese financial system can also benefit the whole economy eventually.

Asian investment in U.S. real estate: new buyers enter the market

Article Abstract:

The number of Asian investments in the US real estate market grew in recent years. After 1993, investments in commercial properties reached a sale value of about $6.3 billion. The investors consist of Asian major private firms and family and government businesses. US is perceived to be a good venue for real estate business by Asians because it fosters better political stability suited to preserve capital. It also provides another opportunity to counter the cyclical property markets in their region.

The issue of Japanese disinvestment

Article Abstract:

Japanese companies have begun to divest the properties in the US that theyacquired in the 1980s. However, Japanese owners are likely to ask for higher prices for properties to recover 70-80% of the original cost. Meanwhile, Japanese leasing and insurance companies that have invested in properties have even higher expectations. Japanese owners have expressed their willingness to sell hotels and office buildings by forming partnerships with US investors.
