Getting the right mix

Article Abstract:

Landlords must ensure they always abide by any policies they have set out in regards to the tenant mix in their proprieties. The policies should be detailed in order the courts can understand the reasoning behind a policy. A case heard in the UK courts upheld the right of the Crown Estate to stop the change of use of one of its properties in Regent Street. The courts, in a second case, stopped British Gas plc using one of its showrooms to sell electrical goods, which would have infringed the landlord's policy of not having shops situated in close proximity selling the same goods.

Homing in on retailers

Article Abstract:

Some UK shopping centres are concentrating on fulfilling a niche market whilst others focus on making the shopping environment as welcoming as possible. The opening of a new centre will often be preceded by an advertising campaign which will continue after opening to encourage repeat visits. Many developers research target consumers and existing facilities to offer the right sort of shops. Some of the regional shopping centres are facing difficulty in convincing tenants to move into a centre. Lend Lease have actively encouraged tenants which closely accords with consumer demand.

Shopping centre stores management, investors and developers have recognized the need to encourage customers into their shops particularly with the increasing competition from electronic commerce. Some larger shops have already included entertainment within their stores, such as Nike Town and JB Sports. Large bookstores are offering facilities for people to read their books. Many shopping centres have already introduced food courts and more attractive surroundings whilst newer centres offer play facilities, themed eating outlets and cinemas.
