How to win over the sceptics

Article Abstract:

Changes to the UK property market may affect how the institutions choose to invest in the property market. New accounting methods for recording leases on balance sheets may be introduced which could lead to occupiers demanding shorter leases. The growing popularity in e-commerce may have an impact on the retail market. It could also lead to a greater demand for distribution centres to serve e-commerce customers. An increase in stamp duty during 2000 is likely to have an adverse effect on property investment. Returns from property reached 11.5% for 1994-1999 compared to 13.4% for equities.

Predictability begets opportunity

Article Abstract:

Returns on property in the UK are likely to become more predictable if interest rates and inflation remain low as forecast over forthcoming years. Forecasts of anticipated long-term inflation rates no longer play a major role in determining value as much of the property value is in the committed income stream. Investors are able to borrow up to 90% of a property's value due to lower interest rates and property predictability. Interest rate-driven and debt-driven investors can benefit by committing limited amounts of equity when making minimal risk investments.
