Article Abstract:

Mortgage and lease agreements frequently compel tenants or property owners to carry insurance provided by carriers with a minimum rating from one or more rating agencies. Different documents in the same transaction often require compliance with the different agencies' standards. The issue, then, is to what degree are ratings, which are assigned by various rating services to insurance firms, equivalent. The best option for lenders faced with inconsistent criteria may be to require borrowers to assume the risk of satisfying possibly inconsistent standards.
