Maintaining the momentum

Article Abstract:

There has been a substantial increase in demand for good-quality office accommodation in Greater Manchester during 1996. Speculative building work is required to satisfy future demand if this growth trend continues, but in the short-term a shortage is anticipated. Prospective tenants who cannot find appropriate accommodation are expected to travel to other areas such as the north of Manchester along the M62 corridor. Some tenants will be prepared to wait for design-and-build projects to be completed.

Article Abstract:

Retailers are beginning to enter Liverpool's city centre despite the city's close proximity to the highly successful retail centre in Manchester. Retailers such as Argos and Dixons have business outlets in main shopping areas of the city. Retail development planning applications have been submitted to grow non-food retail and leisure space in Speke. The New Mersey Retail Park will provide 457 acres of retail space at Liverpool Northern Airfield.

The U.K. retail property sector has been boosted in recent years by foreign retailers entering the market. American retailers have introduced an awareness of quality into the style of presentation and have demonstrated how popular brands can be marketed. In central London, the increase in foreign retailers has led to a rise in rents, with certain locations, such as New Bond Street, commanding high prices.
