New approaches to the analysis of development project cash flows; lenders and equity participants must understand costs and trace ultimate beneficiaries

Article Abstract:

An analysis of real estate development involves assessing costs that include land cost, development costs, and financial costs in order to determine project risks and to modify the project if necessary. Capital used for land and improvement costs, soft costs, and miscellaneous costs are part of the cash flow that pours into a real estate project. Developers must also monitor how money is being disbursed to reduce disbursement risks. The loan-to-net cost ratio that has been disclosed to lenders and equity participants should also be considered.

Politicians and other leaders must address the growing concerns of voters frightened by the number of skilled, white-collar workers who face unemployment for long periods of time. Although overall employment is at record highs, computers and other automation are displacing middle class workers who often return to the work force only in lower-paying and less skilled positions. These "new Luddites" often come from the banking and insurance industries.

Once again, finance drives the deal

Article Abstract:

Too often real estate development financing is based purely on the financial factors of those involved in the development and insufficient consideration given to the economic base, market evaluation and community resources. Resultingly, financial institutions frequently make bad loans and both business and the community suffer. Market research is as important to real estate development as is funding.
