New grist to the mill

The real estate market in Banbury, England, is aided by the closeness of the town to the M40 motorway. This makes the location attractive to distribution companies planning warehouses. Banbury Business Park has been fully let, and take-up in the office sector is recovering from the 1990s recession, with shortages possible. Bicester Park is being built and should benefit from a link road to the M40, which has received funding. The road is scheduled for completion in Oct 1995.

Article Abstract:

The local government in Basingstoke, England, is beginning to sell freeholds which should help the local real estate industry. Demand has been steady in the year to Feb 1995, and this is especially true for modern real estate. There is demand for industrial real estate but there is concern that oversupply might follow, with the result that property lies empty for long periods. Speculative development should not be discouraged, but rents should be set at reasonable levels.

Relieving the pressure

Article Abstract:

Blackwater Valley in Hampshire, England, has benefited from a road building scheme which has permitted the setting up of a business park. The local real estate market could be affected by a shortage of good quality office space since demand was greater than supply in 1994. Rents have yet to rise, but there is a rise in interest in prelets, and occupiers may need to think of constructing their own facilities if they require a large amount of space.
