Senior housing: a burgeoning real estate market

Article Abstract:

The market has a growing demand for senior housing, with persons over 65 years old as primary consumers. The National Investment Conference study reveals that the 1.78 million units senior housing needs for 1997 will still exceed 3.7 million units by 2030. However, investors and developers have to anticipate problems such as high construction cost because senior housing requires special care facilities. Pricing scheme and type of building are also important considerations before being involved in the senior housing market.

How will utility deregulation affect commercial leasing?

Article Abstract:

The looming deregulation of US electric utilities is expected to bring a number of changes to consumer bases and commercial establishments. Launched primarily to serve the interest of costumers, these deregulatory measures would allow citizens to choose the preferred energy provider, while being guaranteed that rates would be kept at reasonable levels. The initiative would also likely to force tenants seek for some level of influence on the landlord's preference for electric utilities.
