Private investors show the way

Article Abstract:

Property companies invest in real estate in order to make profits from selling or managing the property themselves. Whereas private investors are using real estate investment in preference to other investments with lower yields. Private investors look for real estate with leases of at least 10 years. Some are prepared to invest in areas previously dominated by the institutions. Private investors finance their investments at auctions with money obtained from banks and building societies. Private investors accounted for 60% of the spend at an auction held by Jones Lang LaSalle.

Orient express beats UK funds

Article Abstract:

Investors from the Far East are heavily investing in the UK property market in two main ways; by building their own properties or by purchasing individual buildings. Institutional investors in the UK are also considering investing in the residential market because the value of investments are forecasted to increase by 10% during 1997-2000. Some investors are reluctant to buy residential property which requires managing, such as a block of flats. The valuation of property can be problematic as its true value is always difficult to determine accurately.

Hedging your bets

Article Abstract:

The key results of a survey looking into the use of property investment as a hedge against inflation found that the 13 different studies arrived at a variety of conclusions. The authors' of the studies used different types of data and methodology which meant that the papers could not always be compared accurately. J. A. Scholfield found that investment into an individual property may not be a hedge against inflation. David Miles concluded that investment into commercial property may be adversely affected by unanticipated inflation in the economy.
