Property investors are beginning to become more interested in investing in call centre operations. Some industry experts suggest the call centre leases are too short and therefore are unpopular with institutional investors. Others point out that call centre operators have to spend a good deal of on the equipment needed to run their operation and are therefore unlikely to move. Call centre operations are often located in buildings built for industrial use, in areas which qualify for grants. Property investors are not keen to invest in buildings within zones requiring grants.

Article Abstract:

Using securitized markets to fund UK property investment will require a change in real estate investment procedures, with full disclosure and vendor warranties provided for the purchaser. The US has already changed its property investment vehicles to commercial mortgage-backed securities. Real Estate Investment Trusts have been part of 40% of commercial property deals raising new equity amounting to some $26 billion in the US. The search for more liquidity in property investment requires a new understanding of the public markets.

The managers of quoted property enterprises should ensure that shareholders are fully informed about company business plans and aim to make the best possible returns for shareholders. Many companies are focusing on niche markets which may be problematic if that specific area of the market fails. Long-term investors want to have a more stable market rather than one which is variable. Information about the best performances of companies and market trends can be easily compared through a database.
