Property with no inflation

Article Abstract:

The Association of Property Bankers recently linked with Estates Gazette magazine to hold a conference entitled 'Property in a low-inflation environment.' This looked at the impact of low or zero inflation on the property industry. Speakers emphasised that falling inflation will lead to higher yields and lower capital gains and will mean that income flows will be given more attention. It was also pointed out that occupiers will start to regard property as a factor of production, instead of an asset.

Article Abstract:

It appears increasingly likely that UK property companies will shift towards awarding very large bonuses to their most successful employees. This trend has already been seen at companies including FPDSavills, which will pay out 18.6 million pounds sterling in staff bonuses in 1999. However, property companies face difficulties as they seek to combine rewarding their best employees with maintaining a culture of professional services and teamwork.

Taking a share in property

Article Abstract:

Institutional investors have substantial direct property holdings, but property company shares also appear in their equity portfolios. Institutions only invest a small proportion of the overall sums they handle in property equities, but these investments can still be significant. There are now signs of growing informal links between equity analysts and those responsible for direct investment in property.
