Article Abstract:

Some industry experts suggest the European Monetary Union (EMU) will have an impact on commercial leases in Europe and make them much more flexible. A number of tenants are willing to pay increased rents by 10%-15% in order to have more flexible leases. Some observers are fearful if the UK remains outsides the EMU it will miss out on the increased investment likely to occur once currency differences are removed. Others have some concern the office development planned for Frankfurt, Germany, may make it a more popular business location than London, England.

North Preston and east Lancashire will become more accessible after the extension to the M65 motorway is complete. Rents in this area are expected to reach 118 pounds sterling per square meter. Office accommodation in the city centre is in high demand although many of the older buildings cannot meet modern requirements. Demand for large industrial sites in Preston is high. Retail properties at St George's Centre in Preston are to be upgraded by Legal and General Property.
