Article Abstract:

Surveyors may need to change their style of negotiating to suit prospective tenants or purchasers. Purchasers who feel they have been pushed into a deal make subsequently withdraw. Surveyors should ensure they are fully prepared before a negotiation meeting. They must carefully question the prospective tenants and purchasers, or their representative, to understand their aims and expectations. Some negotiations may need to be tackled more forcefully to ensure client's objectives are fulfilled. It is common practice for proposals to be discounted at the start of any negotiation.

A survey of dangers

Article Abstract:

The UK government is planning to change the procedures applied to house selling. They may include a provision which will make it obligatory for the vendors to supply any surveys they have had done in the previous year. Insurers will want to make sure surveyors have followed the correct procedures in order to retain their insurance cover. It is likely the courts will consider the vendor's surveyor has a duty of care to the buyers. Surveyors will need to be sure they have carried out all the required procedures. Buyers should be made aware of the limitations of any surveys.
